Data Center Costs, Siting and Construction
Getting a data center from raw land to energized load takes years and passes through many hands. Site selection weighs power, fiber, water, land, taxes and local politics. Then come zoning and permits, community meetings, financing, an EPC contract, construction and commissioning, each with its own schedule risk. On-site power adds another layer of cost and approvals.
The guides in this section explain those steps and the numbers behind them. They cover what a data center is and the main types, data center tiers, cost per megawatt, the cost of on-site power and LCOE, land needs per megawatt, powered land, construction time, financing structures and the jobs a campus creates. Several guides deal with the public side of a project: why communities object, generator noise, zoning hearings, community benefit agreements, and how to present a project with site plans, renderings and an investor deck. There is also a guide to reading project announcements, which often mix IT and facility megawatts, and a glossary of power terms. Use the PUE calculator to estimate energy use and cost for a planned facility.
